AML / CTF & Client Verification Notice

At Concierge Buyers Advocates, we are committed to protecting our clients, our business, and the integrity of the Australian property market.

From 1st July 2026, as part of Australia’s Anti-Money Laundering (AML) and Counter-Terrorism Financing (CTF) framework, real estate professionals are now required to take reasonable steps to verify the identity of their clients and understand the nature of the transaction before providing certain property-related services.

This process is commonly known as Know Your Customer, or KYC.

While we appreciate that providing identification and supporting information can feel inconvenient, these checks are an important part of ensuring that property transactions are transparent, and protected from misuse.

Why We Need to Verify Your Identity

Property is a high-value asset class and can be vulnerable to misuse by individuals attempting to conceal the source of funds, hide ownership, or move money through the financial system.

For this reason, we may be required to collect and verify information such as:

  • your full legal name;

  • date of birth;

  • residential address;

  • contact details;

  • photo identification;

  • details of any company, trust, SMSF or other entity involved in the purchase;

  • beneficial ownership and control information;

  • source of funds or source of wealth information, where required;

  • information about any person acting on your behalf; and

  • any other information reasonably required to meet our AML/CTF obligations.

 

The level of information required may vary depending on your circumstances, the purchasing structure, the transaction, and the risk profile involved.  For example, a straightforward purchase by an individual buyer may require less information than a purchase through a company, trust, overseas entity, nominee arrangement, or complex funding structure.

Our KYC Process

Our verification process is managed by our AML service provider, and designed to be as practical and efficient as possible.

You will be provided a link to the verification app.  The app is workflowed and you will be guided throughout the process to verify:

  1. Initial information collection
    We will ask you to provide basic personal, entity and transaction details.

  2. Identity verification
    You may be asked to verify your identity through a secure third-party verification platform or by providing certified identification documents.

  3. Entity and ownership checks
    Where a company, trust, SMSF or other structure is involved, we may need to understand who owns, controls or benefits from that structure.

  4. Source of funds or wealth checks
    In some cases, we may request further information about how the purchase will be funded. This may include savings, sale proceeds, business income, inheritance, loan funds, overseas funds, investment income or other legitimate sources.

  5. Ongoing review where required
    If circumstances change during the engagement, we may need to request updated information.

We will only request information that is reasonably necessary for our compliance obligations, risk assessment, and professional service delivery.

Protecting Your Privacy and Confidentiality

We understand that the information you provide may be sensitive. Your privacy matters to us.

Any personal information, identification documents, financial details or supporting documents provided to us will be handled carefully, confidentially and only for legitimate business, legal, regulatory and compliance purposes.
