THE CONCIERGE DIFFERENCE
Experienced Advice Without the Sales Agenda
Concierge Buyers Advocates is an independent Melbourne buyer’s advocacy established in 2016. We represent buyers only. We do not sell property, work to developer quotas or answer to a franchise network.
No sales targets influencing our recommendations. No obligation to push clients towards a particular property.
Our advice is guided by three things:
-
Your objectives
-
The available evidence
-
Your best interests
We assist local, interstate and overseas buyers purchasing homes and investment properties across Melbourne, Victoria and selected Australian markets.
Buyer-only representation
No vendor conflicts, developer quotas or sales targets.
Selective client intake
We accept a limited number of briefs so every client receives proper attention.
Data-led assessment
Market evidence supported by local knowledge and on-the-ground judgement.
Candid advice
Clear recommendations—including when the right decision is not to buy.
Founder and Principal Buyer’s Advocate
Raymondson
Raymondson leads client strategy, property assessment, appraisal and negotiation at Concierge Buyers Advocates.
His experience spans property investment, buying, renovation and development, together with a long corporate career in data management, technology and analytics.
Before establishing Concierge Buyers Advocates, Raymondson managed regional data and technology teams for a global Fortune 500 IT organisation. His work involved breaking down complex information, identifying meaningful patterns and helping decision-makers distinguish evidence from noise.
That analytical discipline now shapes the agency’s approach to property. Rather than relying on sales commentary, general suburb reputations or emotional assumptions, Raymondson examines over 100 data points, including the individual property, comparable sales, market conditions, planning information, risks to ensure the property matches the buyer’s long-term objectives.
"Data Does Not Lie. Narratives Can."
Property data is only useful when it is interpreted objectively, untainted by sales agenda.
With over 25 years of experience in Data Science, Raymondson has witnessed how data is often manipulated by unscrupulous real estate agents to mislead buyers.
Data Don't Lie. But narratives are often manipulated by spruikers and real estate marketing and sales agents to tell a twisted truth, to suit their sales agenda and corporate branding. Statistics can be selectively presented. Comparable sales can be stretched. Market commentary can be shaped to support a sales campaign.
Determined to counter these tactics, he embarked on a mission to create an honest, transparent and independent Buyers Advocacy Agency to look beyond the narrative and determine what the evidence actually means for the buyer.
The aim is not to find reasons to purchase a property. It is to determine whether the property deserves to be purchased.
Why He Established Concierge Buyers Advocates
Raymondson’s commitment to independent buyer representation is also personal.
Earlier in his property journey, he received poor advice from a buyer’s agent and experienced firsthand how costly the wrong guidance can be. The experience reinforced an important lesson: access to property is not enough.
Buyers need independent judgement, proper due diligence and an adviser who is prepared to challenge them when necessary.
Raymondson founded Concierge Buyers Advocates in 2016 around three non-negotiable principles:
-
Integrity
-
Transparency
-
Independence
The agency was created to provide the type of buyer representation he believed buyers should have received in the first place.
Raymonson's Philosophy
“Buy with structure. Buy with evidence. Buy without pressure.”
Raymondson believes property buying should never be driven by hype, urgency, or emotion. It should be a disciplined capital decision built on strategy, timing, and fundamentals.
His philosophy is simple:
-
Every buyer is different, so every strategy must be tailored.
-
Every property is unique, so every decision must be evidence-based.
-
Every purchase is high-stakes, so every step must be structured and deliberate.
He often compares the buying journey to building a LEGO portfolio: break the complex process into clear, modular blocks, then assemble the right pieces in the right sequence for the best outcome.
This philosophy underpins how our team works every day — method over noise, facts over fluff, and long-term outcomes over short-term shortcuts.
A Direct and Practical Approach
Raymondson is known for giving clients clear, evidence-based advice, even when the advice is not what they expected or hoped to hear.
He does not believe that every property needs to be pursued, every auction needs to be attended or every client needs to buy immediately.
Sometimes the best advice is to negotiate firmly.
Sometimes it is to adjust the brief.
Sometimes it is to wait.
And most times it is simply to walk away.
Clients engage Raymondson not only for reassurance, but also for challenge. His responsibility is not to agree with every assumption. It is to help the buyer make a stronger decision.

The team
Detail at every stage of the search
Property buying is not a one-person performance. Research, sourcing, assessment, communication and administration must work together.
Property Research and Client Support
Timmie
Timmie coordinates property sourcing, research, accounts and client support at Concierge Buyers Advocates. An experienced property investor herself, she brings practical property knowledge and an exceptional eye for detail to each search.
Timmie helps identify suitable opportunities, organises information and keeps the many moving parts of a property acquisition on track. She is particularly skilled at locating possibilities that may otherwise be overlooked and ensuring that important details are properly followed through.
Her role helps keep every search organised, responsive and thoroughly documented—from the initial brief through to the successful purchase.
Property Research, Content and Resident Rookie
Ed
Ed may call himself the team’s “rookie”, although that description is becoming increasingly difficult to defend.
He supports Concierge Buyers Advocates across property research, market intelligence, content and digital communications. A long-term property investor with decades of professional experience, Ed brings practical judgement, curiosity and a healthy willingness to question the obvious.
He also helps identify property opportunities, review market information and translate complex property topics into clear, useful content for buyers.
Officially, Ed is part researcher, part editor and part digital problem-solver. Unofficially, he is the person behind much of the website—and occasionally the person blamed when something on it does not behave.
Despite the rookie title, Ed’s property knowledge, broad experience and behind-the-scenes contribution make him a valued member of the Concierge Buyers Advocates team.
OK... So,... Ed is doing a great job and the expert SEO search engine optimisers and the SEO market loved him. He receives hundreds of SEO fan mails every month. So, if you happen to have a SEO or SEM proposal for us, do read this. Our boss in very unkind to time wasting telemarketers. He understand SEM/SEO, and have heard all tricks from this SEO/SEM industry. "Free reports", "Free Consultation", "Have we received random postcards sent last week", "Do I remember we spoke couple of months ago". Short of Amazon or Netflix fraudsters, these SEO/SEM telemarketers are the most hated callers. Our boss will be very unkind to telemarketers if he ever receives such calls. #sacarsm
RESEARCH AND INSPECTION SUPPORT
Our Wider Team
Local Knowledge Supported by Specialist Expertise
Property buying is not a one-person performance. Behind every successful acquisition is a combination of research, inspection, appraisal, communication, negotiation and administration.
Our broader network includes tried and tested local property contacts, building and pest inspectors, conveyancers, finance professionals, planners and other specialists where their expertise is relevant to the purchase. More importantly, this our tried and tested team, who are also committed to doing the right thing for our buyers.
These professionals do not determine which property a client should buy. Every recommendation remains led by the client’s brief, the available evidence and our obligation to protect the buyer’s interests.
How We Work
Structured, Strategic and Personal
Every buyer is different, and every property carries its own opportunities, compromises and risks.
That is why we do not force clients through a generic buying formula. We break the property purchase into clear stages and tailor our involvement to the buyer’s objectives.
1. Discover
We begin by understanding the buyer.
That includes their objectives, budget, lifestyle requirements, investment strategy, preferred locations, risks, time frame and acceptable compromises.
The purpose is not merely to produce a property checklist. It is to define what a successful purchase genuinely looks like.
2. Showcase
We identify and assess suitable opportunities.
Our assessment may include comparable sales, local market conditions, planning information, property risks, inspections, agent intelligence and the individual strengths and weaknesses of the property.
The client receives a clear explanation of what works, what does not and what the property may reasonably be worth.
3. Own
Once the right opportunity has been identified, we develop the acquisition strategy.
That may involve private negotiation, an expression of interest, pre-auction negotiation or auction bidding.
We determine an evidence-based price position, manage communication with the selling agent and guide the purchase through to contract and settlement.
Independent by Design
Our independence is not a marketing slogan. It determines how our buyers advocacy operates.
We are not a franchise.
We do not represent vendors.
We do not sell developer stock.
We do not have property sales targets.
We do not recommend a property merely because it is available, convenient or easy to transact.
Removing these constraints allows us to run this advocacy with integrity, and assess each opportunity on its merits and advise clients without pressure from vendors, shareholders, franchisors or stock providers.
When a property does not stack up, we say so. When a client does not need our service, we say that too.
Selective by Design
We Do Not Accept Every Buyer Who Approaches Us
It is a fact, and we are not going to lie about it.
Not every buyer will benefit from the services of a buyer’s agent in Melbourne.
Our commitment to integrity means that if we believe a prospective client would not genuinely benefit from engaging us—or any buyer’s advocate—we will tell them honestly and will not accept them into our advocacy service. That is how seriously we take our responsibility.
This is why our sign-up process begins with an Expression of Interest.
We work with a limited number of clients at any one time so that each brief receives the attention, research and responsiveness it deserves.
Our selection process is not about creating false exclusivity. It is about determining whether:
-
We are the right advocates for the buyer
-
The buyer is ready to proceed
-
The brief is realistic
-
Our service can create genuine value
-
We have the capacity to deliver the standard of service expected
When those conditions are met, we commit fully to the search.
Since 2016
Independent Melbourne Buyer Representation.
Local + global
Support for Melbourne, interstate and overseas buyers.
Buyer-only
No property sales or developer representation
End-to-end
From brief and research to negotiation and keys.
Who We Work Best With
Our service is particularly suited to buyers who:
-
Want independent advice rather than sales encouragement
-
Value research and evidence-based recommendations
-
Are purchasing from interstate or overseas
-
Have limited time to inspect and assess properties properly
-
Are buying in an unfamiliar Melbourne, Victoria and Australia market
-
Need help separating property quality from marketing presentation
-
Want a clear acquisition and negotiation strategy
-
Are prepared to walk away from the wrong property
-
Prefer honest feedback over convenient reassurance
We may not be the right fit for buyers seeking someone simply to endorse a property they have already emotionally decided to purchase.
Our job is to improve the decision—not merely approve it.
