Are Off-Market Properties Actually Better?
An off-market property is not automatically a better property. And it is certainly not automatically better value.
We assess off-market opportunities using exactly the same standards as advertised properties: location, condition, comparable sales, price expectations, planning considerations, resale appeal and the buyer's individual strategy.
Sometimes an off-market opportunity provides genuine access before competition develops. Sometimes it is simply a vendor testing an ambitious price without exposing it to the open market.
Our job isn't to sell the excitement of “off-market”. It is to determine whether the property is actually suitable for our buyers and worth buying. Sometimes yes, but usually no. We receive hundreds of off-market properties every month. And only 3-5% are worth further research.
