Affected by the Dashdot Liquidation?
Affected by the Dashdot Liquidation?
Get an independent property strategy review before you continue your purchase.
If you were working with Dashdot and have been left part-way through your property buying journey, you may be feeling uncertain, frustrated, or unsure what to do next.
You may already have:
-
paid fees
-
completed a buyer brief
-
received suburb recommendations
-
discussed finance or borrowing capacity
-
reviewed investment locations
-
shortlisted properties
-
planned to buy soon
A collapsed buyer agency does not mean your property plans need to collapse with it.
But it does mean one thing:
Before you continue the purchase, get the strategy checked.
Don’t Rush Into the Next Step
When a buyer is left mid-process, the natural reaction is to quickly find another buyer’s advocate and keep moving.
That can be risky.
The original strategy may still be sound. But things had changed. Negative gearing and CGT rules have been updated, and what used to work, may no longer be the best.
It may need adjusting, so you get the best strategy in the new environment.
Before you continue, you need a calm, independent second opinion.
At Concierge Buyers Advocates, we help affected buyers and investors reassess their buying strategy, review the numbers, and decide whether to proceed, pause, pivot or restart.
No scare tactics.
No pressure.
No rubber-stamping someone else’s advice.
Just clear, independent property guidance.
Our Dashdot Client Property Review
Our review is designed for buyers and investors who were affected by the Dashdot liquidation and need clarity before making their next property decision.
We can review your current position, buying plan and any work already completed.
What We Can Review
1. Your Buying Brief
We assess whether your original brief still makes sense based on your budget, goals, risk profile and current market conditions.
This may include:
-
owner-occupier or investment objectives
-
preferred locations
-
property type
-
land size
-
rental yield expectations
-
capital growth potential
-
school zone or lifestyle requirements
-
time frame and buying urgency
2. Your Budget and Finance Position
A property strategy is only useful if it works with your real borrowing capacity and cash flow.
We can help you assess whether your budget is realistic in the current lending environment and whether your target suburbs still make sense.
We do not provide financial advice or lending advice, but we can help you understand whether your property strategy appears aligned with your stated budget and buying goals.
3. Your Suburb and Location Strategy
Not every “investment-grade” location is actually investment-grade.
We review whether the suburbs recommended to you are suitable based on:
-
buyer demand
-
rental demand
-
supply risk
-
land content
-
infrastructure
-
local amenities
-
demographic trends
-
resale depth
-
long-term appeal
-
current pricing
A suburb can look good on a spreadsheet and still be a poor buy on the ground. That is where experience matters.
4. Any Shortlisted Properties
If you already have properties under consideration, we can review them before you proceed further.
We look at:
-
price expectations
-
comparable sales
-
property condition
-
land size and layout
-
street quality
-
location risk
-
rental appeal
-
resale risk
-
overpayment risk
-
renovation or maintenance concerns
-
whether the property fits your actual brief
This is where many buyers need protection.
A property can look fine online and still be wrong in real life.
5. Your Overall Buying Strategy
We will give you a clear view on whether your current strategy should continue or change.
Our recommendation will be direct:
Proceed. Pause. Pivot. Or restart.
That is the point of the review.
It's not a rubber stamping exercise.
Not more confusion.
Not vague motivation.
Not “property always goes up” nonsense.
Just a clear next step.
Who This Is For
This review may suit you if:
-
you were a Dashdot client
-
you paid for a service and were left mid-process
-
you received suburb or property recommendations but are unsure whether to continue
-
you are worried about making the wrong decision
-
you need an independent second opinion
-
you want your buying strategy checked before committing to a purchase
-
you are an interstate, overseas or local buyer looking to buy in Melbourne or Victoria
This is especially useful if you were planning to buy an investment property and now want to reassess the numbers, risk and strategy before proceeding.
Who This Is Not For
This review is not suitable if you are simply looking for someone to “take over” without questioning the existing plan.
All our clients deserve our best attention.
We will not blindly continue another agency’s strategy.
We will review it first.
If the strategy is sound, we will say so.
If it needs adjustment, we will explain why.
If the property or suburb does not stack up, we will tell you directly.
That may not be what every buyer wants to hear.
But it is what a serious buyer needs to hear.
Why Concierge Buyers Advocates?
Established in 2016, Concierge Buyers Advocates is an independent Melbourne buyer’s advocacy firm helping home buyers and investors purchase property with clarity, research and strong negotiation.
We are not here to sell you stock.
We do not work for developers.
We do not take instructions from selling agents.
We work for the buyer.
Our role is to help you avoid poor-quality property, overpaying, emotional decisions and strategies that look good on paper but fall apart in the real market.
Buying property is not just about finding something available.
It is about buying the right property, in the right location, at the right price, for the right reason.
That is what we had been doing and where we come in.
What Happens After the Review?
After reviewing your position, we will give you one of four recommendations:
1. Proceed
Your strategy appears reasonable, and the next step is to continue carefully with proper due diligence.
2. Pause
There are unresolved risks, unclear numbers, finance concerns or market issues that should be addressed before moving forward.
3. Pivot
Your overall goal may still be achievable, but the suburb, budget, property type or strategy needs to change.
4. Restart
The current strategy is not suitable, and a fresh buying plan is likely required.
Simple. Clear. Useful.
Important Note About Lost Fees
We do not recover fees paid to Dashdot.
That is a matter for the liquidator and any relevant legal or insolvency process.
Our role is different.
We help you assess your property buying position from here, so you can make an informed decision before committing to a major purchase.

FAQ
Can you continue the work Dashdot started?
Possibly, but we do not automatically continue another agency’s strategy without reviewing it first.
To ensure the brief is still the best in the current property market, we need to assess your brief, budget, target suburbs, property type and any shortlisted properties before recommending the next step.
Can You Help Me Recover the Fee I Paid to Dashdot?
No. We do not handle fee recovery, liquidation claims or legal matters relating to Dashdot.
You may need to contact the liquidator or seek legal advice about your position.
What if I Already Have Properties Shortlisted?
We can review shortlisted properties and assess whether they appear suitable based on your brief, budget, market value, location, rental potential and risk profile.
Is this only for Melbourne buyers?
Our core expertise is Melbourne and Victoria. If you are buying in Melbourne or Victoria, we can assist with a detailed review.
Will you tell me if the previous strategy was wrong?
Yes.
If we believe the strategy is flawed, we will say so directly and explain why.
We are not here to make you feel comfortable with a poor decision. We are here to help you make a better one.
Can I move from the review into full buyer advocacy?
Yes. If the review shows that you need further support, we can discuss whether our full buyer advocacy service is suitable.
There is no obligation to proceed.
